The Realty Group Property Management offers no grace period. Eviction proceedings may begin on the 2nd day of each month. After the eviction process has begun, rents must be paid with certified funds, no personal checks are accepted. Rents are also not accepted without late fees. TENANT RETENTION - National surveys estimate that a landlord can lose an amount equal to two months rent every time a resident moves out. This is due to vacancy, cleaning, remodeling, advertising, damages, etc. We can't eliminate turnover completely, but we do take steps to minimize it. We work hard on developing strong tenant relationships and keeping tenants satisfied. We work with you the property owner to maintain a property everyone can take pride in, including the tenant. MAINTENANCE & REPAIRS - If it is your desire, we will attempt to contact you prior to any and all repairs. While most of our investors request we use our experience and best judgment to handle the minor routine repairs (under $200.00) with-out bothering them, we will be happy to contact you for your approval prior to requesting any work done on your property. We will make every effort to contact you prior to an emergency repair; however the priority is to protect the property and the tenant. For instance if its 3 am and a water pipe breaks causing the property to flood, we will attend to the property first and call you as soon as the emergency situation is under control. Emergency repairs include, but are not limited to, loss of air-conditioning or heat, water damage, main drain stoppage or electrical problems. Most emergency repairs can be fixed at the time of the service call. Some require later bids and replacements, such as heating and cooling systems. If a bid is required obviously you will be notified. We do not make a profit on any labor or materials for routine or emergency repairs or maintenance. We use some of the best quality and lowest priced licensed and insured repair technicians. We pride ourselves on prompt attention to maintenance items, which keeps tenants smiling and prevents minor problems from becoming costly repairs in the future. Our management fee includes overseeing cleaning, carpet cleaning, painting, stucco repair, roof repair, garage door repair or installation, monthly landscaping, plumbing, electrical, monthly pool service, parts replacement, locksmiths, etc. Per the lease agreement, the tenant is responsible for any maintenance that is caused by them or their guests. Additionally, via our customized lease we place much of the maintenance expense burden on the tenants. Per the lease it is the tenant's responsibility to maintain all the sprinkler heads, phone jacks, cable television outlets, window glass and window screens, etc. |
