TENANT SCREENING - Tenant screening is one of the most important duties we have. The Realty Group Property Management subscribes to the credit bureau's internet database to enable us to access credit instantly. Additionally, we take a long hard look at the landlord's response from the applicant's previous residences. We make copies of all applicants' identification at the lease signing. Tenants will be presented to you for your approval once The Realty Group Property Management has qualified them for your approval. The Realty Group Property Management is a fair housing advocate and does not discriminate against any applicant or tenant based on race, creed, color, religion, national origin, handicap or family status.

OUR LEASE - The Realty Group Property Management has its own computerized six page lease which has evolved over the years. Our lease is very landlord friendly and serves to protect the interests of the investor. We prefer securing a minimum one-year lease or longer if all parties are in agreement. However if an applicant expresses interest in less than a one-year term, we will notify you and ask for your decision. After the applicant is approved they make an appointment to come to our office to review terms of the lease. During this meeting each paragraph of the lease is reviewed, important points are emphasized and questions are answered. After review of the lease the tenants will then be asked to sign and provide all necessary rents and deposits.

DEPOSITS - Security deposits are based on the monthly rent with cleaning, key and pet deposits additional. All of our deposits are refundable which encourage tenants to leave the property in good condition rather than taking additional time making repairs and cleaning preparing the property to re-lease. Security deposits and all other deposits must be fully accounted for within thirty days of move-out per Nevada Revised Statues. Thirty-days notice and full completion of the lease term is necessary to receiving a security deposit refund. Cleaning, including appliances, floors, walls, yard and carpets professionally cleaned are required minimum to prevent deductions from deposits. The Realty Group Property Management will compare condition at move-out to move-in inspection report to determine all costs necessary to rectify any damages to property. A complete security deposit transmittal report will be completed and forwarded to tenant within thirty days of vacating.

CREDIT REPORTING - The Realty Group Property Management reports tenant late payments and unpaid balances to the credit bureau. Additionally, if there is an unpaid balance, we may file a claim in small claims court to seek a judgment. This will have an adverse impact on the tenant when they try to rent another property in the future or obtain a mortgage.
